New Home Construction

Custom homes built from the ground up. From foundation to finish, every detail handled in-house.

Overview

Building a custom home is one of the biggest investments you will ever make. It is also one of the most rewarding. There is nothing like walking into a home that was designed and built specifically for how you live, with every room, every finish, and every detail chosen by you.

At Magana's Development Services, we build custom homes across the Bay Area. We work with your architect or connect you with design partners we trust. Either way, we handle the entire construction process from site preparation and foundation work through framing, mechanical rough-ins, finish work, and final walkthrough.

Building new in the Bay Area comes with its own set of challenges. Steep lots, expansive soils, strict local building codes, and long permit timelines are all part of the landscape. We have built on flat lots in San Jose and hillside sites in Saratoga. We know what to expect and how to plan for it.

Timeline Expectations

New home construction in the Bay Area typically takes 10 to 18 months from permit approval to completion. The design and permit phase can add another 3 to 6 months depending on the complexity of the project and the speed of your local planning department.

Timelines vary based on permit processing times (which differ by city in the Bay Area), project complexity, material availability, and scope changes. We will give you a realistic timeline upfront and keep you updated throughout the process.

Permits & Inspections

New construction requires a full building permit, which includes plan review by the local building department. Depending on your city, you may also need planning approval, design review, or environmental review. We handle the entire permit process for you, from initial application through final inspection sign-off.

Common Mistakes to Avoid

Choosing the lowest bid

The cheapest contractor often becomes the most expensive. Low bids usually mean corners will be cut, change orders will pile up, or the contractor will disappear mid-project. Choose based on quality, references, and communication.

Skipping the soil report

Bay Area soil conditions vary dramatically. Expansive clay in one neighborhood, fill dirt in the next. A geotechnical report tells us what the ground can support and prevents foundation problems down the road.

Underestimating the timeline

Custom homes take time to do right. If someone promises to build your home in 6 months, ask how. Rushing leads to mistakes, and mistakes in new construction can take years to show up.
